Basement Finishing in Totowa, NJ

Project Overview

Full basement finishing project converting an unfinished space into a family room and entertainment area. The basement had bare concrete floors, exposed stud walls, and an open ceiling with visible ductwork and joists.

Analysis

The basement was approximately 600 square feet with a ceiling height of 7 feet 4 inches. One wall had a small casement window for egress. The floor had minor hairline cracks but no water intrusion. Existing insulation was fiberglass batts between studs. The utility area with water heater and panel needed to remain accessible.

Process

Framing and electrical rough-in took three days. Insulation was installed in exterior walls. Drywall hanging took two days, with finishing and sanding over five days. Paint, flooring, and trim took three days. The utility area was enclosed with a drop ceiling for access. Final inspection passed.

Outcome

The basement is now a comfortable family room with a TV wall, sectional sofa space, and improved lighting. The drop ceiling in the utility area maintains access to shutoffs and the panel. LVP flooring is waterproof and suitable for below-grade installation. Insulation improves temperature regulation.

Materials Used

Lifeproof luxury vinyl plank flooring (gray oak), 5/8 drywall for walls and ceiling, R-13 fiberglass insulation in exterior walls, 6-inch LED recessed lights, 2x2 drop ceiling grid in the utility area only, Sherwin Williams paint (Agreeable Gray walls, Pure White ceiling).

Methods & Techniques

Framing was verified and adjusted for plumb. Electrical rough-in included 12 recessed lights, 6 outlets, and a dedicated circuit for a wall-mounted TV. Plumbing was not modified. Drywall hung and finished with three coats of compound. LVP flooring installed as a floating floor over concrete with vapor barrier.
