Project Overview
Complete roof replacement on a two-story colonial home. The existing asphalt shingle roof was approximately 22 years old with widespread curling, algae staining, and several missing shingles near the ridge.
Analysis
Inspection revealed curling shingles across both slopes, with granule loss visible in the gutters. The flashing around the chimney was deteriorated and had been patched with tar previously. The underlayment was original and had no ice and water shield. No structural deck damage was found.
Process
Tear-off was completed in one day. We identified two small areas of soft decking and replaced those sections. Underlayment and ice shield were installed the same day. Shingle installation took two days with a crew of five. Final cleanup and magnetic nail sweep completed the project.
Outcome
New architectural shingles with a lifetime limited warranty. Ice and water shield at all eaves and valleys provides winter protection. Ridge vent improves attic ventilation. New chimney flashing eliminates the previous leak source.
